  • Carbon monoxide (CO) is a highly poisonous and potentially deadly gas which is produced by the incomplete burning of carbon-based fuels such as wood, coal, oil and gas. This can occur when fuels are burnt at very low temperatures or without a sufficient oxygen supply, such as with a faulty boiler or other defective carbon-fuelled appliances.

    Unlike smoke and heat from a fire, carbon monoxide is completely colourless, odourless and tasteless and so is not detectable by the human senses, therefore installing a good quality carbon monoxide alarm is the best way to protect yourself.

  • The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 are in effect for England and Wales from 1st October 2022. These regulations make specific changes to the requirements for social housing providers and landlords in relation to smoke and carbon monoxide alarms in their properties.

    From 1st October 2022 all social housing landlords must ensure that the following are in place in each of their properties:

    • At least one smoke alarm installed on each storey of the property where there is a room used as living accommodation. (This has been a legal requirement for private rented housing since 2015)
    • One carbon monoxide alarm installed in all rooms used as living accommodation which contain a fixed combustion appliance (excluding gas cookers)

    As well as ensuring that the alarms are installed, all landlords must ensure any installed alarms are suitable and fully working. Therefore must repair or replace any faulty smoke / carbon monoxide alarms immediately once they are aware of the fault.

     
  • The new law in Scotland requires all homes (owned or rented) to have interlinked Smoke and Heat alarms installed by February 2022. Where there is a carbon-fuelled appliance (such as boilers, fires and heaters) or a flue, then a Carbon Monoxide alarm is also required.


    The below selection of alarm ranges are all suitable to meet the new Scotland Regulations which take effect from February 2022:

     
  • From the 15th July 2022 The Renting Homes (Fitness for Human Habitation) (Wales) Regulations 2022 requires all landlords in Wales to ensure their rented properties are fitted with mains-powered smoke alarms which are interlinked to each other. (For social housing landlords, please see England & Wales Social Housing Regulation Alarms 2022).

    There should be at least one smoke alarm installed on each storey of the property. Additionally a carbon monoxide alarm is required in each room that contains a gas, oil or solid fuel burning appliance or flue.

    Power Supply: All smoke and heat alarms must be primarily mains-powered via either a dedicated mains circuit on the distribution board or via a local mains supply circuit such as a lighting circuit.

    Interlink: All smoke and heat alarms must be interlinked either via hard-wire interlink cable or by radio-frequency (RF) connection. Carbon monoxide alarms do not need to be interlinked with the other alarms.
